The single best product for Subterranean Termites is either Termidor or Hex Pro (Baiting System). The single best product for German roaches is Advion Cockroach Gel Bait.
Of course, there could be a long discussion about how to use these products. The other question, if you decide to use Termidor, is it legal for sale in your State?
